+ Development Application Planning & Coordination

PPS provide a "one-stop-shop" for all of your development needs. We have extensive experience in project managing the coordination of the necessary sub-consultants required for the preparation of a Development Application and can ensure that the final product presented to Council for assessment is comprehensive, accurate and complete.

Most development applications require a number of different architectural, planning and engineering related reports and plans. The effective coordination of these is vital to the success of an application and it is imperative that these reports and plans complement each other and present a compelling case for the project. We are able to prepare a number of these reports ourselves and have a proven track record in obtaining approvals for a wide range of developments.

+ Statement of Environmental Effects
PPS can prepare a comprehensive and accurate Statement of Environmental Effects (SEE) that address every aspect of the development and the planning controls that govern it. All Development Applications submitted to Council require an SEE to accompany the application. SEEs are prepared in accordance with legislative requirements together with each Council's specific requirements. A comprehensive SEE generally leads to a faster and smoother assessment process through Council.
+ Planning Proposals (Spot Rezonings)
PPS can prepare a detailed Planning Proposal to rezone land which meets the strict requirements of each Local Council and the NSW Department of Planning, Industry & Environment. We will liaise with Council and the property owner to determine the most appropriate land zoning for the site and conduct research into the strategic justification to support the proposal. We will then provide continued follow-up and liaison with Council and the NSW Department of Planning, Industry & Environment throughout the assessment process, giving your proposal the best chance of success.
+ Voluntary Planning Agreements (VPA)
PPS have been involved in the preparation of VPAs for many different types of developments, including major shopping centres, mining proposals, residential urban release areas, tourist and residential accommodation and industrial projects. We firmly believe that a VPA can have significant benefits to development projects - not only in financial terms but also in providing a greater level of certainty over a number of elements associated with the project. This is due to our extensive experience in preparing, negotiating and executing VPAs on a number of major projects.
+ Development Contribution Advice
We provide specialised advice and guidance to our clients in this area to improve development feasibilities and give them confidence that they are being charged contributions in accordance with the relevant legislation.
Our services in this area include:
- Undertaking developer contribution audits of all types of development
- Providing advice on strategic matters relating to developer contributions
- Negotiating, preparing and providing advice relating to VPAs and Works in Kind Agreements
+ Property Development Reports
PPS have over 35 years of experience in the area of property development and can provide advice and reports on the development potential of a site, taking into account the various planning protocols that affect it. When considering developing your property, it is good to know the full development potential of the land to ensure that maximum returns are realised.
+ Government Submissions
Government entities often seek comment from property owners on various studies, strategies or proposals. It is important that an informed response is made to the relevant authority. Our extensive experience in this area means we know how to write submissions to Government entities to ensure that they receive maximum consideration.
+ CRIME PREVENTION THROUGH ENVIRONMENTAL DESIGN REPORTS

CPTED uses principles and strategies to reduce opportunities of crime. CPTED employs four key strategies which are territorial re-enforcement, surveillance, access control and space/activity management. Certain developments may need to be considered against the CPTED principles and strategies aimed at preventing crime through elements of design.

The proper design and effective use of the built environment can lead to a reduction in potential crime and the fear of crime by residents. It reduces opportunities for crime by using design and place management principles that reduce the likelihood of essential crime ingredients from intersecting in time and space.

PPS can prepare Crime Prevention Through Environmental Design (CPTED) reports that address the CPTED principles and strategies.
